Wait, you have to keep your place tidy? I've never heard of that! That's so crazy. I mean, I'd clean up if I knew our landlord was coming just out of self-respect, but we'd never get in trouble if it was a mess unless it was something that was damaging the apartment itself, like cat puke not picked up or something.
Can they enter your house when you are not home? That would not be okay with me. Also, can they kick you out for not having a tidy house? I've never been in a place where anyone had permission to enter when we were not home, that does not sit wll with me.
Ya thats a little much. Who cares if u did the dishes or had sheets on the bed! You dont have stains on the carpet, holes in the walls she needs to get over it.
yup. In australia rent inspectors have a bit of a grading system, they write down the condition of the room. I.e marks on the walls if there is any, state of laundry and general condition of the house. That kind of thing. FH and I always score excellents and well today she didnt leave a sheet, otherwise we would have got 'poor' and you can get a breach on your lease, meaning they can kick you out if you get too many.
Bit like school really. lol
You can get in trouble for having a messy house?! SERIOUSLY? I mean, we own, so I don't know who we'd get in trouble with...but when we rented....we would have been on constant probation. I like to keep it clean, but I've got other stuff to do! That stinks!
Totally understand about being house proud. I learned that from my mom too. I think they should have called you to let you know your place was being inspected, not mailed. IMO if they have no confirmation from you that you're aware they're coming in, then that's like invasion of privacy. Knowing that your mail sometimes gets stolen, you should seriously talk to your rent inspector and ask for a personal phone call before they visit from now on. If they have any sense of professionalism, they will honor your request.
Wow, that's nuts! Our maintenance people can't enter our apartments without prior authorization from the tennants, and they definitely have no grounds to fault us on the state of our apartment. I would not be okay with that! What if you were in the shower? Or walking around your house naked?! No one should be able to invade your space like that without permission! I would be on the phone bitching them out so fast!!!
yes they can enter your house if they provide two weeks notice in written writing. Anyway, well we missed the notice so she came in thinking that we had got it but we hadnt. Anyway she was a bit suprised.
But yeah you have to keep it clean. Like in our contract the gardens have to be 'neat and tidy' and generally mowed.
Oh holy hell that is ridiculous. I'd have ALWAYS been in the red zone back when I was in college =]
WOW!! I wouls STAY in trouble then. My house is clean but I have a pre-teen who is definitely going through her junky phase. We would STAY in trouble.
ejs4y8: because the lady is the property manager for our rental property, she takes care of the maintenance side of things. But we get an inspection every three months and she reports back to the owner the condition of the house and if there are any repairs to be made she organises for them to be repaired.

That's crazy! In the US, no one cares how dirty your place is until you are moving out and then they take it out of your deposit if it's gross.
Holy cow! That's shocking!! I mean I could see if you were a hoarder and had garbage every where or 27 cats, that would be an issue. But laundry on the bed?! Jeez louise I'd get failing grades across the board with my wedding chaos going on!
I live in a nice, new building in Minneapolis, and we get housekeeping inspections twice a year. Also, if they are delivering packages, etc., I try to make sure I keep it tidy because in our lease we had to sign that we would keep good housekeeping practices. It's a good motivator to do a spring cleaning/fall cleaning, especially since my FI and I can be messy (not dirty--just messy ;).
Wow! That's pretty strict. Between school, work, and the wedding, I definitely wouldn't get passing marks! My house isn't like dirty or anything, just rather unorganized!
oh i just feel bad, my house is usually so clean... Everything put away, bench tops clear.. and just today, there was FHs jumper and shoes by the door. Our lanterns for our centrepieces on the dining room table. Im creating my last button ball in the study and the desk is just covered in hundreds of buttons.
House = epic fail. Not hygenically epic fail tho, there was nothing gross or festering or something. But still... its 10.30pm at night and Im still thinking about it.
our property manager is a bit of a meany so its good to keep on the good side.
But yes very strict between a fractured foot, fulltime work, wedding planning im just letting stuff slide. oh well happened now! not much I can do about it.
I had no idea! That would so not fly in the USA lol I'll be marking Australia off my list of countries I rattle off when I joke we should move :p (it was previously on there since it has no rabies heh) I'm glad she cut you some slack though! How stressful.
wow! wonder if that is just an australian thing or if other countries do this? at first (not realizing you were in australia) i was wondering if maybe it was a military base...
either way - i know my husband would LOVE to have that rule! lol - mainly cuz he's a clean freak and while i like things to be clean, i'm a clutter-bug! lol.
JuneBride_26June2010: I actually just thought it was kinda standard, that if your living in someones house that you would have rent inspections and be expected to keep it clean. Hence why having a rent inspection. I dont actually think its a bad thing, I just think that the damn lady should have called, so i couldve been prepared. But its GREAT if your a house owner and your renting the property out. You can kick someone out if there totally destroying your property. Hence why having a lease agreement. It makes sense, but could be seen as unfair if its just sprung on like how i felt today. Other than that its not a bad system but I cannot wait till we own our own house... which hopefully will be SOON!
I get an inspection once a year at my apartment, but they do let me know. All they are really looking for is to see that stuff is in working order and that you aren't an extreme hoarder or something. I've definitely left it slightly messy before though and never had a problem. Plus with the way apartments are, I'm glad they check. I wouldn't want bugs crawling down from my neighbors apartment or something.
I don't get why they care if your place is tidy or not. Most people are no tidy 24/7 it's just how people get (including myself). I have inspection too, but like others have said it's basicallly to make sure everything is working and up to code. This situation happened to a friend of mine. Her landlord came into her apt unexpectedly and complained that she was too messy. Whatever!
I was born in Frankfurt, Germany and they never ever came into the apartment to check my parents' tidyness! This is so strange! I've never heard of such a thing. I can honestly say, that I try to keep Jeff's home as tidy as possible, but it's a singlewide trailer and we are just bursting at the seams with STUFF. (I moved in with him) I feel bad when his mom comes by sometimes and there is crap all over the place, but I can't imagine someone kicking me out b/c of my housekeeping skills! Wild as hell!!!!

I understand! I rented in Australia for years. That said, legal powers only extend to damage to the actual house -- marks on the walls, damage to floors, encouraging pests, that sort of thing -- unless the law is different in WA.
Sounds like your landlord is insanely strict -- I've never heard of 3-monthly inspections, either, mine were always six months apart. I'm fairly sure in Queensland and Victoria the law only covers one inspection every six months. But under law, I'm fairly sure they can't kick you out if the place is messy -- only if you've damaged it.
Like the rest of the posters, I've never heard of this. Probably would've been a good thing for my fiance's previous house. He and his roommates regularly destroyed the house with parties and then hired a maid the next Monday. Then it would slide into disrepair all over again. He's a clean freak, but he refused to clean up after them. I even spent a day cleaning the house because I was disgusted.
But I've never heard of regular rental inspections. Our landlord is around once a week but he just mows the lawn.
My apartment was visited twice by the manager, but not for purposes of a cleanliness inspection. She was bringing an appraiser to the property, probably to assess its value for tax purposes or something. We were told ahead of time via a note stuffed in our door (which is how the manager always communicates with us). Of course, I made sure my place was cleaner than usual for the appraiser's visit.
I honestly don't like people coming into my residence when I'm not there, but I guess it's just one of the "perils" of renting. When I finally own a house someday, I won't have to worry about that anymore. :)
Wow, I have never heard of this. Even when we were in military housing, the place only got inspected when we moved in and again when we moved out. I think that would drive me bonkers.
I am glad you didn't get in trouble though, especially since the inspector is a normally a meany :-)
noritake22 She is def a meany... I mean who is a professional that says 'next time if its like that im going to kick you up the arse" I mean seriously!! if I said that in my job I would be a goner! Im just too scared to complain, because she will make my life hell I think. It happens in small city, everyone knows everyone.
I thought they were to inspect if you had done any damage or been smoking indoors, have pets when you said you wouldn't etc.
I don't think they are allowed to comment on if you make your bed or not, or have unpacked boxes in a room. If you have unwashed dishes spilling all over the floor and food up the walls - maybe.
You should tell her she crossed a line. One day she'll have a tenant, say that stuff, and then they'll sue her arse.
Wow, your property manager sounds rude! We always have our place spotless when ours comes too, but even if it wasn't perfect as long as we aren't damaging anything its really none of her business if we haven't folded the washing.
I hate the inspections, we haven't been home when she comes cos we are working, but its creepy to think someone has been in your home.
Although, if our property manager asks, we only have one kitty. lol, Cleo stays at our friends house on the days we get inspected. Oh, and our room mate doesn't live here. Haha.

My partner and I lived in a place in Halls Head in Mandurah. It was a beautiful new home and we treated it very well. Our final inspection came around and we had moved all our stuff out and FI vaccumed the beautiful grey plush carpet in the master suite. One of those kinds of carpets where if you rub the grain the wrong direction it goes a different colour? Well they had a violation on their final lease statement because the "master bedroom carpet was a mess". It was clean as a whistle, pristine, just all the carpet thread wasn't pushed in the same direction because FI had walked over it to get a few last minute things. Sigh. Lol.

and well we didnt get the notice to say she was coming!! we have some horrible kids in our neighbourhood who like to steal mail.
Anyway so apparently she rocked up today... and well, lets just say for the first time in a very long time, the house was pretty messy. I didnt get a chance to do the dishes this morning. The bathroom and laundry were clean. The study and bedroom were a mess because Ive been packing wedding things in boxes and taking them to my mums and I had gotten half way through packing and thought just leave that stuff for tomorrow. I had brought clothes in from the clothes line in the morning and had sorted them in piles on the bed, leaving the bedroom pretty messy.
I had stripped the guest bed of its sheets and well ... im very house proud and my ego was bruised today... I got a phonecall at work, from the rent inspector saying that had asked if we were expecting her today.. and I was like no, I didnt get anything in the mail. Well she said and I quote ' I know you keep your place very tidy usually and ill let it slide, but i will come reinpect it next thursday, and if the place was in the state it was today.. I will kick your arse' Hows that for ettiquite!!
oh well, glad we were let off the hook but I was feeling pretty guilty tonight but I promise the house will be spotless before she comes around next.
Shows that I should just never let the house keeping slide! What a day!!
