We are all ready to buy a house (inspection and appraisal are good, no more contingencies left), but it turns out that the seller’s ex-wife is still on the title. The seller bought out her half of the house in the divorce, but never removed her from the title.
My question is, now what? Does she have to agree to come off the title? If she doesn’t and refuses to sell (because it can be fun to spite over your ex and his new wife), does that mean we lose the contract? Do we get to re-coop any of the costs (appraisal, inspection, title company) due to the seller’s false advertising?
Any bees experience this?
