I think you should go with the part time job, but 40 minutes is pretty far to drive for a part time job, I personally wouldn’t go past 15. A lot of FI and my family are in real estate, all as a side job. We both plan to get our relator liscense but I’m a speech pathologist and he’s a seed salesman so it’s a side thing. Most people look at houses at night and the weekends so it’s totally possible to have a part time or even full time job.

Until the housing market totally recovers you’re going to be competing with a lot of realtors for a limited housing base.  If you’ve been working 40 hours per week doing your realtor job with no results in the last 4 months, it sounds like you need a change.  I say take the part time job with the idea that you can quit in 3-6 months if it’s not working out.  You can be a realtor part time so long as the other job’s hours are normal business hours since people usually prefer to see houses during off business hours like evenings and weekends.  But 40 minutes is a long drive for part time work.

@XmasBride2014:  A good idea for the realtor job is to switch brokers to see if there is one that would be more supportive of training and developing your career.

i think taking the pt job would be a good idea; not only for the extra income but for your self-esteem.  i am sure you are feeling a bit deflated with no success yet in the real estate position so hopefully the extra income will give you a confidence boost.

I would take the part time job if you can telecommute. Otherwise, that’s a hell of a drive for part time work, and I’m guessing you’re in the Bay Area based on your location.
