(Closed) Changing lawyers SEVEN days before closing??!!

Good luck! At least you found a lawyer that could work quickly and take over. Hopefully you can still close and move when you planned. We are looking for a lawyer now, in anticipation of having our offer accepted this weekend. I’m hoping our process goes smoothly.

Are you paying cash for the house? Im confused why you would need a lawyer, Ive bought 2 houses & sold 1 and never needed one.

My 1st house I paid cash (thanks to dad!) and used a title company do handle all of the title/lein searches. And when we sold it they didnt have one either.

When I got a loan for #2  the mortgage company does all that stuff for you because they would get stuck with the house. They also include title insurance incase somehow something got over looked you are still covered

I’m in NY and we need a lawyer as well. He does the title search and represents us at closing, to make sure that the sale and mortgage terms are as we agreed. It’s our first time buying, and I’m waiting to speak to our lawyer, so I’m not exactly sure if there’s anything else that he does, but we were told by our mortgage broker and agent that we needed to hire one.

Let me just tell you this! I am a closer for a mortgage company. I send the closing packages to the title agents or lawyers ( depending on your state, you have a title agent or a lawyer) and let me tell you LAWYERS ARE THE WORST!!!!

Example :  we send our closing packages through a secured Email system. so i hit a button and BAM the title company/Lawyer has the package in 10 mins to download. I sent a package out LAST WEEK. the day before closing the lawyer emails me and tells me he cant download it. So i give him the number to customer support and they will walk him through how to download it.

His response :  I AM TOO BUSY FOR THIS, just over night it..

so you would rather inconvience your borrower who is closing at 10am because you are too LAZY to call someone who can help you?

I  had another closing last week, NY attorney on a purchase. My company does not allow any REPAIR credits to show on the hud statement, we told this lady weeks ago and told her that if the borrower wanted credit, all parties would need to get an addendum to the sales contract for seller assist. SHE DIDNT LISTEN. so she sent me the hud to review and i rejected it. she got all angry. i spent 2 hours back in forth with underwriting until she finally sent me what i needed.  my poor borrower had to sit at the table for hours because his lawyer was an idiot ( no offense to the ladies here) she lacked communication, never returned phone calls/emails until 2 hours before settlement.  this is not cool in my book.

What made that situation all the best, the borrower sent me an email directly thanking me for all of my hard work and he was happy to be in his new home!

 

but man!! they push my buttons!!!

Oooh, I hope we don’t run into those kinds of problems. I chose a firm that specialized in residential and commercial real estate. We’re hoping to close within 6 weeks, so I really hope we don’t have problems.
