We bought a for sale by owner home. Now, we live in an area where not a lot of housing exists and realtors are charging the crap out of homeowners. So they listed theirs knowing they could probably sell it pretty easily without a realtor. We bought it because it was a fair price, but we also made it known that if inspection failed we would get our earnest money back and have no legal ties to buying the house.

Just because it is for sale by owner doesn’t mean you can’t have a buyer’s agent.  There just isn’t a seller’s agent.

We bought a house that was on Comfree.  The area we bought in tended to go off the market quickly, but the house we got had been on for a long time.  So many realtors here refuse to deal with Comfree, FSBO, or even the discount realtors, so they stay on the market for a while.

The annoying thing was contacting them.  They used a Comfree realtor for offers, and that realtor was slower than other realtors.  There was also damage to a toilet when we moved in (that wasn’t there for the inspection), and there was no realtor to contact at that point, and I don’t think our realtor wanted to deal with it as he didn’t even have contact info, so he just gave us a GC to cover it.

@Laurenplusalex:  Is it a comm free idea? I’ve bought most of my properties that way. It’s a great way to avoid commission fees and dealing with a realtor (who I have found add no value – but I’m sure others have a different opinion).

My opinion – all you need is a great home inspector and a real estate lawyer.

@Laurenplusalex:  i’m sure the house is fine.  if you are interested in it, have a home inspection.  the house has probably been on the market longer than normal b/c it doesn’t have the exposure that a home on mls has.

i have sold 2 properties fsbo.  i didn’t want to pay the realtor fees and the buyers were happy b/c the price of the house was a bit lower than others due to not tacking on extra realtor fees.  we all win.

@Laurenplusalex:  Bleh. Overrated. You’re the one living in the house so a stranger’s opinion (especially one who works on commission) doesn’t mean much to me. I’ve bought nearly 10 on my own now.
