I feel like I’ve been having heart palpitations for the past 45 days. Our closing is scheduled for April 2, and we still don’t have mortgage approval. Mostly that’s because of our sellers — it was a flipped house and they had to correct a number of issues from inspection, including putting a new roof on the house. The roof wasn’t done until this past Friday. Our insurance agent had a wind mitigation and 4-point inspection scheduled for yesterday morning, and it was completed and she had the report by 10 a.m. She was going to update the quote so we could pay the insurance and get the binder to our loan officer. Final underwriting is pending this paid HO insurance, and I have reached out to her a couple of times since yesterday morning and she keeps telling me she’ll get to it, she’ll get to it. I feel like we’re down to the wire here and I’m getting really nervous!
So in your experience, once you paid the HO premium, how long did it take you to get the binder? Did you have to provide proof before loan approval? And how long did it take you to get final approval once everything was in? Do I really have anything to worry about here, or am I just sweating bullets for the fun of it?
