Well, our offer got turned down. The house is overpriced, and they won’t even look at offers that are more than 2k under their listed price. The seller is a pompous idiot.
Since the market in our area is not moving much, we are back to thinking about building a home. Has anyone on here built? Any suggestions? Anything come up that you didn’t expect? How hard was it to build on a tight budget?

We built, but I am not sure how much help I can be. 🙂 We built on a 5 acre lot that we bought /family owned and since it was out in the country on private land vs a development in a more urban area we had different things we had to address than someone else may. We had multiple permits we had to obtain and pay for, but that varys with each state and county and we had to pay for the trenching for electricity and the septic system we had to have for code is not what you will traditionally find anywhere else. So these were extra costs to us that yes you can put in your loan but we paid out of pocket for most because we did not want a huge loan. Our house is ours and how we designed it. We, being so blessed, did not run into any problems, . Sometimes, the contractors do not move at your pace so it does take some time, that was a frustration for me. From the signing of the contract to finshed product takes about 9 mths. We also had more luck and they were faster because we got our loan through the builder. The bank was holding us up for 2 mths so we went to them and they had everything approved in 48 hrs. We had a tight budget and we did perfectly. We put in and upgraded what we wanted now and what we were not sure about we have saved for future projects, i.e. backsplash, lighting etc. I would definetly build again in fact that is probably the only way we would ever go. We also have a 2 yr warranty on our home so if anything goes haywire or we find something we do not like they come and fix it. They are on top of it too, they came out and replaced siding that was damaged by a huge storm, I was not expecting that at all. I can definetly answer more questions, I feel like I am rambling!
