They counter offered! Our Realator just got a hold of me about an hour ago!
We asked for about $5,000 less than the asking price, asked them to pay closing costs, and only gave $100 in Earnest Money.
They countered with the Total asking price, agreed to pay closing costs, and want $500 in Earnest.
We are going to try and keep the Earnest at $100, but we want to agree to everything else!
Please keep us in your thoughts and/or prayers! We REALLY love this house!
I'm so relieved! The first house rejected right away, so this feels promising!I really hope we can get our new offer submitted tonight! I'm praying we get this house! Our lease is up Sept. 27th, so we really need to get moving. haha.
@His Barista: Good luck to you! If they are really pushing for more EM, sometimes some sellers will accept a promise note to pay more at a date that both the seller and buyer mutually agree on. But not all sellers will agree to that. Honestly, I've never heard of $100 EM! Sellers usually like more (buyers showing commitment). : ) Nonetheless, best of luck to you. Fingers crossed!
@RR: Our Realtor is SIL's cousin, so she's trying to cut a deal for us, since we aren't backing out. The only reason they would get the EM is if we'd back out, and at this rate, we wouldn't since we love it. She said she could up the offer on our EM, but she wouldn't suggest it, so we're taking her advice. She woouldn't let us lose a house over $400, and if it comes to that, we will happily write the check (not that they'd get to cash it since we REALLY want the house).
For $400 just accept the counter!! Why risk that another buyer will come in with a better offer while you send back your counter. At this point they are locked in to the offer they made to you. As soon as you go back to them they are free and clear and could work out a deal with someone else. $500 is SUPER low EM, ours was $2,000 and I thought THAT was low.
@His Barista: That's great that the realtor is a family referral! The seller just likes that commitment (I do this on a daily basis, I'm in the same industry). I hope she can ultimately get it for you guys! That would be great.
She knows that we will gladly pay anything to get the house, but I trust what she's doing. I think she's trying to keep the EM lower because we get hit with a $500 fee from the mortgage Lady once our offer is accepted (is that normal?!).

We have the house inspection sometime in the next 5 days! I am so excited! I will go grab the pictures and post!
It looks like if we close in time we should be in by Sept. 22nd...but idk how much the paperwork and stuff will change that...if at all!
Okay...Sadly, I don't have pictures of the upstairs or basement...but here are the few I do have!

yay!! escrow is so fun to be in because you know its just a waiting game from closing! we went into escrow on our house yesterday and i am sooo relieved!!

@Grizz: Thanks! It's a Victorian style (built in 1911) so we might put some red trim in there to match the side fence.

The first house we put an offer on, didn't accept. Today we found a house that I LOVED right off the bat (this would be the first that I really wanted)! DH loves it just as much as I do, so we went ahead and put in an offer!
I think I will cry if we lose this one! I want it so badly! Please send thoughts and prayers that this is the one meant to be our home! = )
