Hi Bees. DH and I had an offer accepted on a house. During the home inspection, the inspector noticed that the chimney wasn’t in good shape. There are gaps in the masonry that he could see in the attic portion. The foundation under the crawl space for the chimney was even worse—it looks like a pile of brick and cinder blocks. It looks pretty scary!
We’re in So Cal so we are fine with shoring up the foundation and not using the chimney (or converting to gas). We don’t need it for heat and the air quality issues mean that we often can’t use it anyway. But I know that this whole thing could collapse or fall in an earthquake!
I’m trying to find a chimney repair person to do a more extensive inspection and get a bid for work, but I can’t find much online. Has anyone else dealt with this? It seems like foundation work would be beyond most chimney people, but how do you find a foundation person who can handle a chimney? Is fixing the foundation like a 10k job? More? Less? Really hoping the whole chimney doesn’t need to come out or be rebuilt. We won’t take that on and not sure the seller will go for it.
