I think our home inspection was $400 and the house is about 3000sf. Radon testing was included in the inspection as well. Pest inspection was separate and free through terminex. The only thing they both sucked on was missing the fact that we had squirrels in teh basement. I dont know how to separate people missed it.. they said there's evidence of them here, but they may or may not be here now.

I think ours was around $400, plus $50 extra for radon testing. A home inspection was required for our loan, but we would have gotten one anyways. Always money well spent!
It was $400 for the inspection. Then an extra $100 for water testing since it has a well and wasn't connected to city water. The house was a single family detached and was 3100sq ft.
We had a few inspections done on different homes that luckily, we didn't purchase. It was $375 for a 1900 sqft home, $300 for a 1300 sqft home (different inspector but he was much more thorough) and $700 for our 1400 sqft home (the only house we did go through with) but that included a sewer inspection, pest inspection and gas leak test.
Hmmm...we paid $100 for an inspection on our 2100 sq ft house. It did include radon but no pest.
We also got a quote on the first house we were under contract for for a sewer/water/plumbing specific inspect in addition for $90.
I loved our inspection guy...he was fantastic!
We paid $450, which is high for our area, but the guy was incredibly thorough. He was there for 3 hours and gave us an 80-page report that we still refer to (we bought the house).
$250 (not including pest) and I think the water testing was just under $100 for a 1700 sq ft home
@Over the Moon: we kept our report and refer to it ALL the time - its so detailed its unreal. The minute I notice something in the house I go check the report to see what he noted and if he thought it was an issue. For example...I about died when I saw a crack in the cieling...went to the report, he had noticed it, noted that it was due to normal "settling" of the structure and noted that it did not compromise the structural integrity...immediately put my mind at ease!
We paid $495 for a very detailed report which included pictures and maintainence recommendations on a 2400 sq ft single family detached home. It included a pest report as well as a landscape detail (important if you live in a place with a lot of rain). Our inspector was certified at the national and state level so I don't know if that affects the pricing.
Okay, I think we overpaid. While I was very happy with the report, it seems like this company's prices are significantly above average. Ya know, the more I look at the people our former real estate agent steered us to, the more I question his motives. So glad we switched agents!!!
$200 for a 1400 sqft condo in MI. I've been there 2.5 years and haven't had any issues but I don't think he really did a thorough job. I think he just walked around and tinkered with things!
I think this is a highly regional question. In places that have a higher cost of living, home inspections will be more expensive. We just schedule a home inspection for next week and we will be paying $625 for a 2400 sf house, built in 1930, located ~10 miles from Boston, MA. Also, the quality of the inspection can vary greatly. I got pricing from a very generic, "big-box" type company and it could have been $300, but they did not seem as trustworthy as the smaller, independent inspectors that I spoke to.
We paid about $350 for a 2800 SF house. Pest is seperate but the home already had termite control from the previous owner.
We paid about $450 for the inspection on our 1300 sf home on the coast of CA. Money well spent, gave use peace of mind, and a realistic idea of what repairs needed to be done after moving in. I can't believe there're people who don't spend the $$$ for an inspection, it's priceless!
We were quoted $480 for our 3000 sq.ft. house here in BC, Canada.
I paid $325 for an 800 sq ft apartment, but I live in NYC so everything is more expensive here. And the inspector actually inspected the entire building (roof, plumbing, boiler, laundry room, etc.) in addition to my unit. It was a very thorough inspection that took about 4 hours and I got a detailed report emailed to me that night. Luckily nothing bad was discovered (other than water damage I already knew about) but having the inspection is worth every penny when you buy a new home!
$580 for a 4 level townhome in Montgomery County, MD. 2800sf including fully finished basement and i used the inspector my agent recommended.
Ours is $380 plus another $125 for a radon inspection.
We're buying a 2700 sq. foot 2-story home with finished basement.
We paid $400, no radon, no sewer line, no pests. He was more expensive than others, but really thorough. It's money well spent.
$375 including radon. I have no idea of the square feet. He was thorough and the report came back the same day via email. The 'why' is a long story but we have actually been living in the house as renters for 1.5 years because legal issues within the complex prevented us from closing. So, even though we didn't purchase, we have been able to live amongst his work and haven't had any problems. Everything he reported and said was accurate. Now that we're in the house hunting process again, I'm happy to at least know that I have an inspector at the waiting.
We paid $300 for 1700 square ft, including radon. My BIL is a realtor and has a deal worked out with a local home inspector, he does it for an especially lower price.
Ours was a little under $600, including pest and radon inspection for a aprx. 2,500sq ft house on a 1 acre lot near Boston. We were very impressed with how thorough the guy was though, he ended up saving us much more than the cost of his fee on the house.
We paid $375 for our home inspection, it included termite inspection and a 4 point inspection. The entire inspection took about 3 hours and the next day a PDF file was emailed to me about the entire house it was superlong and it included basic maintainence tips as well. I was very pleased with who we used.

The Holmes on Homes thread got me wondering how much other people paid for their home inspection. When we were under contract on a house last year here in MD, we paid $700 for a home inspection that included a pest inspection and radon testing on a 2700 sq ft home. The guy was suuuuper thorough, and we ended up walking away from the house based on the inspection results. I consider it money well spent because it saved us from buying a home that had a lot of issues going on under the surface, but I am wondering if his rates may be higher than average. So how much did you pay and how large was the house?
