How do you choose a realtor?

    We're in the very, very early stages of the home-buying process... we've known for a while that a mortgage payment would be significantly less each month than our in-the-city apartment rent, and I think we've finally decided we're ready to head out to the suburbs...

    We have a good idea of the area we want to be in, and I want a buyer's agent that knows that area pretty well. How do I go about finding one? Googling "Houston realtor" obviously doesn't work. Houston is huge and there are about a bajillion realtors. Haha. I know we could find one who is the seller's agent for a house or two in the neighborhoods we like, but wouldn't that be a conflict of interest if we end up liking those houses?

    How did y'all find your buyer's agents? Google? Recommendation from a friend? Is it really awkward to get a new buyer's agent if you pick one that you don't really like at first?

    I think when it comes to realtors, I would go through recs only.

    Our realtor recommened to us by several of my husband's coworkers (there were like 4 couples that all used the same guy & liked how knowledgeable he was.)

    Plus, I dont' think there would be a conflict of interest in the situation your mentioned.

    Having the same agent for buyers and sellers can mean 2 things: 1) you might not get as good of a deal on your asking price because the realtor will be working both sides of the negotiation, but it can also mean that 2) because the realtor would get double commission from the sale, they can be willing to reduce that fee to help negotiations.

    I would go through a family or friend recommmendation for someone they used and were happy with, if possible.  I'm currently dealing with a situation of using a realtor because they were a friend, and it turns out they aren't extremely knowledgeable or flexible with scheduling showings.  I think she's new to the profession and prioritizes her personal life over work is what it boils down to.

    Qualities to look for? The woman my husband's family uses has been in the field for a long time, will show you a property any time of the day or night, and while her personality can be a little abrasive at times, she's a fantastic negotiator and very up front about the pros and cons of a property.
