    It took me a week to sell my condo through a realtor.  What is the housing market like in your area? Are things selling quickly or are they sitting on the market awhile?  Are there other homes around your house for sale?   I’d look at those 2 items and then you can probably estimate how long it will take to sell.

    Honestly? I think the contingency will hurt you and make it stay on market longer. As a prospective buyer now, I would walk away if I found out a house I was looking at had that on the sale because who knows how long I would be waiting and other houses I would be missing out on.

    In today’s market, it can take a lot longer than 4 months! I have seen gorgeous homes on the market for over two years before they sold. I hope yours is the exception.

    @candykiss:  I’m not sure where you’re located in CT, but I’m here too. We are currently looking for a new home ourselves. I know the average to sell a home now in CT is 179 days and obviously where you are can change that range. 

    I’m just being honest and not trying to burst your bubble, but we’re trying to stay away from short sales, since the market is so flooded.  We know that the time they can take can vary and we don’t want to be waiting 6-9 months to move into a home. With that said, I wouldn’t purchase a home with a hubbard clause either for the same reason. I think it will hurt you quite a bit.

    I had a gorgeous townhouse that was decorated as if it were in a magazine, and I lived in a very nice area. Still, it took nearly a full year before it went under contract, and another 45 days before the deal went to settlement. We also had to sell DH’s home so that we could buy a new home together.  His house went under contract in just a little more than a week, but it took more than three months for the settlement to finally happen.

    And I just realized I do know where you are! The average in your area is 147 days so better than CT’s average!

    @candykiss:  Oh, I just noticed you mentioned having a contingency on the sale.  That may make it tough.  I personally wouldn’t want to wait and short sales can take awhile to close and often fall through, so I don’t think I personally would be willing to wait that long for a house.

    I agree with PP. Unfortunately, buying the short sale with a contingency is even harder than buying any other home with a contingency. I always tell my clients that they should put in an offer on a short sale they like, but don’t count on it and continue to look for other homes. It can take 6+  months to even hear back from the bank on your first offer.

    Good job pricing your home competetively. Did you get an appraiser to come out and give you a value? That can be a great sellling point, pricing below the appraised value (similar to zillow, but much more accurate.) Is a home warranty attached?

    If a home is priced well, it should take 2 months to sell (go under contract, not close) in a fair market. (In my area, this is still true even with the economy) Have your realtor give you regular updates on the marketing they are doing.
