How much were your home inspections?

@cora_123:  Our fee for general home inspection was $400, Well inspection $285, Termite and septic was $180, we did not do a radon test and our house is 2200 sq. ft. So that totaled $865. We live in VA. Double check with you realtor/the sellers…most sellers around here pay for the termite, septic, and well inspections. Our house was a foreclosure, so we had to pay for it all.

@cora_123:  I paid $200 in 2002, but that’s my only reference!   $75 for a furnace inspection. $400 for an appraisal.


However I don’t think these were included:

Radon Test, Termite and Rodent Inspection, Sewer Scope, and infra-red scan for moisture

We paid $600 for our home inspection including everything you listed there (Excluding gas). This was for a 2,200 sq ft home in Connecticut just a few months ago. Your quote seems a little on the high end IMO.

These are the prices for our area (Washington DC metro) for a 2000-3000 sq foot single family home:

Home Inspection $350-500

Radon test $150

Well $250

Septic $250

Termite and Pest $100

Our inspection was about $350 and that was a few months ago. Appraisal was close to $500

@cora_123:  I use the same guy all the time for all of our properties. We pay $300.

We got termite, radon and general inspection for $600. We didn’t get a moisture inspection. I never even heard of that when I bought my house? Maybe it’s based on the region you live in though.

To @cora_123:  you might want to wary of a recommendation coming from your Real Estate Agent… I am a HUGE Fan of Mike Holmes (of Holmes on Homes fame here in Canada) Tv Show and he says that more often than not when someone buys a house with problems they used a Home Inspector who was “recommended” by either the Seller or a Real Estate Agent…

Something to consider

Anotherwords… they may be “cheap” for a reason.  They are hoping you’ll go with them… so as to buy the house

As Mike says, UNFORTUNATELY there is no recourse after you buy a house if you ended up with a poor inspection

As the Industry is unregulated…

$500 for our inspection, $400 for the appraisal.

Don’t go with your realtor’s recommendation. Look up reviews on your own!
