We are also having a small wedding and are looking at the Colonial Inn in Concord. For our wedding size (we are inviting 56 guests) the food, beverage, and site costs (ceremony too) would definitely be below $10k there. It’s a good place for a small wedding, it isn’t a huge space designed for large 125+ parties like a lot of venues seem to be. They do not allow BYOB though. They also don’t have an outdoor ceremony site, I’m not sure if you are looking for outdoors. We are getting married in January so that wasn’t an issue for us! Unfortunately that’s the only tip I have, the other place we are interested in hasn’t sent us price info yet.

scurll:  yes it’s in addition to the cost of dinner/hors doevres. The extra $40 pp covers all the stuff listed in the package (cake, overnight stay for the bride and groom, etc). We actually ended up going with the Sherborn Inn instead, we liked the look of the ceremony space more (they have two beautiful working fireplaces which we wanted for our winter wedding). The prices are similar to the Colonial, a little bit cheaper in fact. You may want to look into there too! They have a patio and lawn for summer outdoor weddings.
