I just had to share some amazing and very antsy news!! The house that FI and I have been looking at for over a month popped up on the market yesterday!!
Basically what happened was about a month or so ago, FI (who’s a tow truck driver) spotted an amazing older house with a HUGE shop that is on about 3 acres (I’m drooling on the screen just thinking of this) a few miles away from his bosses place. He came home right away and said “I don’t understand why this place stood out to me today since I drive by it all the time but it would be the most perfect place for us and if it ever come up for sale we have to look at it.”…btw FI NEVER does this LOL Anyways we drove by it and I feel inlove instantly 🙂 Well yesterday he came home from work and he said “Guess what? I was at that house I was talking about helping the guy move some cars and you’ll never believe it, it’s for sale” …I practically sceamed and jumped on him haha
Sorry about going crazy on here but I just had to tell someone!! I’m sooo excited and waying every few minutes for the realitor to post the listing up on the internet to see the price…which we hope isn’t to high since it does need some work and the guy just wants to get rid of it 🙂

Omg I know!! Like I told FI, this is definatly a sign!! …I just wish the realitor would get the listing up on her website LOL

Awesome! Not sure what the real estate laws are in BC, but since your husband talked to the guy directly, can’t you just buy the house directly from him (for sale by owner?) so you don’t have to pay the middle man (or woman in this case). Either way, hope it’s in your price range and you find yourself as new homeowners very soon!

If they’ve signed a contract with a realtor, unfortunately it’s likely too late to switch to a “for sale by owner” situation.
HOWEVER, if you come to them without a realtor, their realtor will get to keep the entire commission to himself (usually the buying and selling realtors split 50/50). 7% on the first 100,000 and 2% on the remainder. If this is the case, he may be willing to reduce his/her commission to the regular half and pass the savings onto you.
Point out how much they’ll save in advertising, and legwork considering the buyer was pretty much set up before he had to do anything.
The only issue would be that you’ll lose the benefit of having someone on your side to negotiate price. You’d have to work out whether that potential savings would be worth more than what you can negotiate off the commission.
