    O my gosh! I love the front porch!  I want one soooo much.....when we get our next home :o)  Good luck with the offer!  When we put in our offer, they counter-offered, and we accepted--fun times, exciting times!

    @Candy_Nee:  Here's a picture of our new place (barring any problems on Monday).   Did you offer asking price or lower?  We offered lower and then had a counter offer, but it all worked out.

    @Mrs. DG: OH. MY. GOODNESS - I love it!!!  It is so charming!  That porch is to die for!

    We offered less than the asking price.  My FIL is co-signing with me (DH's credit is bad news), so he made sure we went it for less.  I'm sure they'll counter.  Fingers crossed they won't counter for too much more!

    We were pleasantly surprised by the counter offer.  The market is really a buyers market right now, so you should be in good shape!  I hope you get it, because it's a really cute house!

    We had quite a bit of back and forth but were happy with how it turned out.  Looking back, we probably could have gone even lower, but oh well.

    1. We offered much lower than the list price (about 12% lower)
    2. They came back with 10% less than the list price.
    3. We said that price was fine, but they needed to pay closing costs then
    4. They said, ok, but they wouldn't fix anything on the house (offered "as is").
    5. We accepted!

    Thanks for all the sweet words ladies!

    After MUCH back and forth, and us almost walking away, we finally reached an agreement!  They've done the inspection and have agreed to fix EVERYTHING. We're set to close on September 30!!!!
