I'm so sorry you're stressed. Home buying is seriously hard!!! I don't have any advice, I've never been in that situation. Seems weird that the bank needs to talk to your previous landlord... Seems like they should only be concerned with pure financial stuff. Maybe they're just going to ask if you were ever late paying rent?? Either way, I'm sure it's going to be fine. Deep breaths :) good luck!!
@moderndaisy: Oh girl! I am so sorry to hear you are going through this! I was stressed beyond belief trying to rent in this city, so this must be 1000 times as crazy! The coop board approval is HUGE though, and could even be a way to help convince the bank if they come back with the wrong answer. I will be praying that they are not that stupid though!

i'm sorry it's so stressful! just renting an apartment in nyc almost gave me a heart attack, I'm sure buying is just that much worse! I don't know anyone looking for an apt now, but I'll let you know if I hear anything :)
@OttawaBride2011: I actually don't know what the bank is asking my previous managment company, I heard they sent a survey, but I don't know what it asked exactly. We sent the bank copies of the cancelled rent checks to prove that we paid on time, but the problem was that they weren't cashed until towards the end of the month and at random times (one of my big problems with them) so that is why they are asking more questions.
@sarahbabs: I remember back when you were renting and got your apartment! Yes it is very difficult to rent in this city, finding a nice place is hard enough. According to our bank contact this *shouldn't* be a big hurdle, but I guess you never know until you close.
@finnaroo: Thanks! I might actually post it on Craigslist as well. We are waiting to hear back exaclty how much we'll owe since I gave notice on the 2nd, but still - our first month is going to be a nightmare paying mortgage, maintenance and rent! :(
@moderndaisy: you could also post to the Columbia off-campus housing registry (http://facilities.columbia.edu/housing/list-available-housing-0 ) it's less sketchy than craig's list since you have to be affiliated with the university to see the listings. it could be a good time now too since it's almost winter break and new students or staff might be moving to nyc for the winter semester
@finnaroo: Thanks for the tip! It would have to be one well to do college student though because the rent is pretty high, and I just checked it on streeteasy, they listed it at $425 more than we are currently paying, can you believe it? I mean, I know rentals are hot right now and it's a great apartment, but that is somewhat ridiculous!
@moderndaisy: how did it go? we are UWSers too and in the process of buying our first place ....working on the mortgage now!
@Janna19: Hello neighbor! :) It went well, we ended up closing on Dec 27th. When I wrote this post, we were waiting on the bank after receiving board approval and much to the sellers dismay the bank dragged on the process for about 3 extra weeks because of this final requirement. We didn't know if we were clear to close until the day before closing!
I am here if you need to vent or have any questions about buying in the city! It is probably the toughest residential market in the country and also quote expensive, but I came out on top (so far)!

I am so stressed right now and the worst part is I can't talk to anyone about it! DH and I are hopefully in the final stages of buying an apartment, but for anyone who's been through this before you know they are the worst stages. We received approval from the coop board which was no small task (meaning they like us personally as well as financially), but now the bank is dragging its feet and going to the ONE place I hoped and prayed they wouldn't go. Since we've only been in our current apartment for 7 months and are first time home buyers, they are now talking to our previous management company who is a total slum-lord and treated me like dirt for 6 years. I have no idea what they're saying about me and nothing can happen until they respond, which could take forever.
On top of that, in order to get out of our current lease someone has to rent our apartment, which hasn't happened yet. It's been on the market since Dec 2nd, which should have been plenty of time to get a new renter. So now we either have to pay a 1.5 month penalty or just wait until they rent it out, which could take another few months.
The reason I can't talk to anyone about it is because our last purchase fell through, so this time DH and I aren't telling anyone until after we close. We don't want to go through the same pain and heartbreak of telling everyone we know the entire story of how it fell through.. not that we really knew why.
I need words of encouragement! Anyone need a 1 bedroom apartment in the UWS with fabulous river and city views??
