So this morning I had a staff meeting at City Hall and came back to my Downtown office about 9:30 and surprise- my office is flooded!!!! Turns out the sprinklers from the vacant office next to mine went off! Grrr so enraged I went over to the construction workers and and almost went nutty buddy. The electrician told me they had done something to them. So out carpet is only 1 yr old and so is the tile in our bathroom. They are vacuming out the water now as I sit outside working on my laptop. My expensive briefcase is also soaked grrr and I have my paperwork outside drying. So who pays for any damages? The property owner? I hear he’s on his way! Trying to calm myself

Oh no! I’m so sorry! Most likely the owner’s insurance will pay for it, but you might want to get your insurance involved so they can advocate for you.

Yikes, that’s not cool! So sorry that happened. I think he should repair everything ASAP. Hpe it works out! At least try to enjoy a nice afternoon outside of the office, even if you still have to do some work.

Kiki – his insurance should cover everything, but if you want you can always claim under your insurance and let your company “subrogate” against his….BUT, you MAY not get your deductible back….

Wow! That stinks. At least it was your office and not your house!!! The same thing happened to my brothers…ruined half the upstairs and the entire basement he just refinished. They had to rip up the flooring and get rid of everything!
But anyway back to your situation…His insurance should cover everything! Although they will only give him/you face value for the items lost which may be less than what it costs to replace them (unless he/you have the extra coverage which will then match the new repairs). This also happened to my brother. They only got like $300 for their kitchen floor because it was the orginal and it costs SOOOOOO much more to replace it. They had the extra coverage so they were able to get the new flooring covered which was nice because who can get flooring for $300 anymore?!
