Oh man…you committed the cardinal sin of looking at homes before you are prepared to buy! That will get you every time!!

The market here is brutally competitive, so our success story was that the all-cash bidder that won (there were 10 offers) backed out and we were the next highest bidder. Thank god!! We were so lucky – I know people who have been bidding unsuccessfully for over a year, and it took us 2 months, so we feel really, really lucky!!

Can you offer a lot over listing price?  Or can you be brave and put in an offer w/o selling contingency (but push the date out some to give yourself a chance to sell)?  We did that – put in an offer on a house w/no contingency, but we have no mortgage on the condo so have that freedom.  We knew our condo would sell (great location, people are desperate to get folks to sell their homes in the area and at this price point).
