There is no grace unless it is written in the lease, at least here in NE. Usually it says, due on the 1st, late on the 5th. If there is no "late" date, then technically the landlord can issue a "late fee" after the 1st or can issue a 3 day notice to quit, and/or both.
It is law in WI that you have a 6 day grace period. I would look into your local laws. Mine cheated me and made me pay the 5th once... but it is law that you have until the 6th.
ETA: After 6th it is $35 extra. It all has to be talked about/ gone over and stated in the lease and we sign about it. It is not late until after the 6th. Every state I have lived in has had 6 days. I do not think you can expect it exactly on the 1st. If it is a problem, just look into local laws and next time you have a lease, verbally (and written) go over it with them so everyone is on the same page..
I'd check your state/local laws--Our rent is due the 1st, but the grace period gives us ten days. We also rent from a nice older couple who are never around.

If you have a tenant who pays the rent monthly, just ALWAYS 3-4 days late without an explanation, how would you handle it? The lease says rent is due by the first of the month, but I know there is technically a slient "grace period."
