Hm I won’t say 100% that I seal won’t do anything but I’ve never heard of it being necessary. My mom works for home depot and was a contractor in her younger days. She works the pro/ contractor sales division and helped me refinish mine. We finished up with two coats of polyurethane and they looked great. I think for normal wear thats all you need. An extra sealant might be helpful if it would help with pet scratches or heavier wear but I’d do some research about that.

Not exactly sure what the seal on top of the polyurethane would do. Most polyurethanes have all of the sealant you need. I pulled the carpet off my stairs and stained them and put down a couple of coats of polyurethane and they have been standing up to wear and tear just fine.

We totally just finished refinishing the floors in our new house! We actually did it ourselves with the help of FI dad who is a wood refinisher. It took 2 whole days and was a pain in the ass but it was worth it!

My FI dad recommended that we put a seal on it because we have dogs and they can tend to scratch up the floor. If they do end up scratching the floor, it makes it MUCH easier to repair if there is a seal on it. Also furniture can scratch the floor too. He said that the floor would last us about 10-12 years
