You always need to be prepared to lose the house, no matter what.

I think the biggest downside to countering is that it will take them FOREVER to get back to you about your counter offer. It’s going to drag out the process even more.

How much were you looking to counter? Is it a savings of $1500 on a $125k house, say, or $15k on a $450k house? If it’s the former, it isn’t worth my time or risking the house if it’s one I really love. If it’s the latter, it’s definitely worth trying.
