    I can see why you're having a hard time picking; they're all beautiful! I voted Mountain View, but I also really liked Evergreen.

    Oh, how cool!  You get to build your own log home?!? That is so awesome!

    I really like Banner Elk and the moutain view.  The more window you have may help with heating costs.

    While I voted for Mountain View and also think Banner Elk is really nice, the one downside I see to them is the stairs. When it snows they are going to be a huge pain to deal with. Good luck, what beautiful options!!

    Thanks guys!  I added the smaller pics so you can see that most of them have the big windows and we wont have an exposed basement.

    The Banner Elk is gorgeous but I would hate to heat it in the winter with those windows!  But maybe PA is different?  They're all incredible.  I can see why you'd have a hard time choosing!  I don't think I could pick a favorite without seeing the floor plans though.

    I like them all too, but aside from a wooded lot, what kind of terrain is around you? Many look like they should be in the mountains or at least have mountains to view. I'd also think about having to clean those huge windows, or add the cost of paying someone to do them into your overall plan.

    For a timeless style that is really homey, the first one fits the bill. I can't see you tiring of a style like that.

    I'd like to see the floorplans and square footage too. I want to build a log myself, so I'm really curious.

    @BrookeClouser:

    Hm. How big? From the images they all look different SF wise. Or can the plans be modified to reflect your SF?

    And absolutely my concerns w/Mt View and Banner Elk would the heating costs over the life span of the home with the huge windows. Unless you really paid extra for double paned, argon filled, energy efficient windows. Which in those big panes would be very $$$$. And I'm assuming it's developer so can you modify like that?

    wow!!! they are all so beautiful.. ::jealous!::  good luck..  i think i like them all but evergreen...  and madison looks a little too summer camp to me..

    but consider the layout of the land where you are putting it..  mountain view is fantastic but because of the fact that it looks like its up on a hill in that pic.  that deck needs some height and views.

    I prefer traditional so I like Blue ridge the best, but Banner Elk is also amazing.

    They all look soo different though. Won't it depend on the land, square footage, and layout that you have chosen?

    The square footage is all pretty open on the plans besides Mt view and Madison.  Our land that we are building on is up on the ridge but the 3 acres that is cleared is pretty flat.  We can change anything we want but then it will take longer to get the blueprints and we are one a time line because of our bank construction loan.  THANKS!

    @BrookeClouser:

    What's your exposure? South west, east, north? Have you thought about the passive solar effects of exposure that the large windows will give you? What is the grade of your site? level? gently sloping? Steeply graded?

    Banner Elk & Mountain view will give you the best passive solar as they have the largest windows, and would also suit a sloped or steeply garded lot best giving the opportunity for a split level or walk-out.

    However, that being said, if you have a level or only slightly sloped lot and are not interested/concerned with passive solar gains then Blue Ridge, Evergreen and Madison would be more suited to the building site.

    You also have to take into account whether you prefer the covered porches for relaxing or the large windows for viewing landscape.

    Another thought, what are the floor plans like? which ones have the best 'flow' or 'utility' to you & your spouse? Which will accomodate guests or a future family best?

    Personally I like banner Elk & blue ridge from an aesthetic stand point. [but I am biased, we're planning on building on a lake front lot and want to optimise on passive solar & take advantage of the great lakefront views].

    @Gerbera:

    large windows when done properly (proper orientation[south], high quality) can actually reduce your heating costs in the winter by allowing what is called passive solar gain. The infrared heat from the suns rays heat the interior of the home [floors, walls, furniture etc] which raises the ambient temperature as the heat is not allowed to transfer back out through the windows but is rather kept inside.

    Passive solar gain works best with an open floor plan.

    However, good glass is costly. And on the flip side if you do not have adequate shading or ventilation in the summer the windows can make the home really warm during the summer months.

    @BrookeClouser:

    I just read that your chosen building site is generally level, and if the surrounding area is wooded and does not provide a particular view then that being said I think you should probably go with either the blue ridge, evergreen or madison plans... unless you are really set on the big windows :)

    Wow they are all so gorgeous!  I would love any of them!  At first I was giong to say Banner Elk but then Mountain View caught my attention too because of the large deck and big windows as well.  I absolutely love log homes!
