Well, the house isn’t 10 days old, but that’s how long we have owned it! It was bank-owned. Last night when we were going to bed, we smelled a terrible smell. It came through the vents so we called the gas company. After laughing at our stupidity (on the inside, he was very professional…) he discovered an overflowing drain in our basement–including two cat balls that had flown out of the drain (we don’t own cats…)
So, this morning the plumber came and cleaned out the drain. He said it was very difficult to do, and then sent the camera down the drain. There he discovered a “belly” that is about 10 feet long storing water as well as a root into the pipe, which he cut out, but of course that will grow back. He was more concerned about the belly than the root, and he is guessing that it will cost about $5000 or $6000 to repair! We haven’t gotten an official estimate (this guy doesn’t do it, he recommended someone), but ugh! Luckily he says it shouldn’t be a big problem for a year or two, so we can wait a bit to shell out that kind of money.
We have a “home warranty” that is supposed to cover our plumbing (among other things) for two years, but we just got a copy of it, so we haven’t figured it out. My guess is they’ll deny any claim because of pre-existing conditions, but my father is a lawyer and is looking at it now.
We had a complete home inspection before we bought the house, but didn’t have a plumber check the line, so this is a warning that if you’re buying a house, it’s an important step, even if there are no signs of a problem!
This is mostly a vent, because since we bought the house “as is,” there is little we can do.
