Things I have asked about (but as I haven't finalized yet, this is a great question!):
a/c or heat, at what temperature do you keep it
where can we store things during the wedding
can we bring stuff beforehand/leave it afterwards and where is it kept
what extra charges is it possible to incur (ie if you/your caterer doesn't sweep the floor)
parking
sound system
lighting
cancellation fees
contact info if you want to change something
I can't think of anything else right now...

Where will the gift table be located and what kind of security do you have to monitor it? You want the table away from the door. Too close to the door makes it too easy for people to steal gifts.
You might want to ask about the policy on open flames. And any general decor restrictions that might make a big difference on your decor choices. I really wanted candles everywhere and I knew that some places only allow candles that are enclosed in glass, so that was (strangely) one of the first questions I asked. I also really wanted to bring in sparklers so I made sure to ask about that too.

On Thursday I am going to do a walkthrough with our venue before signing the contract and paying the deposit. Any suggestions for what I should ask or see before signing on the dotted line? Anything you'd wish you asked before booking your venue?

We will be doing the ceremony on stage in front of the curtain and the reception on stage behind the curtain (the curtain will open up after the ceremony so the front of house will be in the background). The rental fee includes JUST the theater, nothing else, so we're prepared for a lot of nickel and diming...
