We just bought downtown (a loft) and I hear you about the stress of not just looking for a home that suits you but also having to deal with bidding wars and removing conditions etc (we didn't have any conditions on ours either other than status certificate being cleared by our lawyer). Slowly everything always falls into place though!! :)

@leembee: Congrats on your loft!! I love lofts, I think they have so much character! It's in Thornhill for us. It's far, we didn't want to go that far north, but we could not find anything we liked in the areas we wanted for our price range.

I'm curious about how waiving the home inspection condition works. What happens if the house has a major issue, like mold, that would cost thousands to fix?

But I was curious about the home inspection clause as well. I'm very cautious but I think I'm too afraid to do that!
@mrstilly: I'm pretty sure waiving the home inspection means that you accept the house as is.
Well, if you have an offer conditional on Home Inspection, then it means that you do a Home Inspection in the next few days (specified in the offer) and if there are major issues then you don't buy the house (or I would assume you could have some amendments so that sellers fix the issues, but I am not too clear on that). We waived that condition, which basically means we are stuck with any problems even if there's mould, leakage etc. This makes us very nervous, but the house looked very good and we looked for all the signs of problems and didn't find any. We are not professionals, but we think (hope) that there will not be any major problems.

Not to be a downer but it might be a good idea to get a home inspection anyways. Although ours didnt find anything major, it did find minor things that we have been fixing over the last year or so. There are SOO many things that you can't see just from walking through the house. A trained professional knows what to look for, goes on the roof, checks the foundation, etc.

@Imagelicious: Do you know how old the house is? Going by the picture you posted and the area you mentioned you bought in, I would guess anywhere between 8-10 years, which is not old at all. Do you have any inspection dates in the offer? I know for ours, we're allowed to schedule two visits (with our realtor) before we close just to make sure things are ok.
@Bostongrl25: Definitely! We are trying to arrange it right now, although it's proving to be difficult.
@leembee: The house is around 25 years old, but the owners took a really good care of it. After seeing over 50 houses, I'd say this one is one of the better ones. In any case, lots of things can be hidden by a good "makeup" job on the house, so hopefully it's not what we'll find out.

We've been searching for a house for almost 3 months. It was a very frustrating process for me, I felt helpless and discouraged and tired that whole time. Listing photos would be so amazing and I would get all my hopes up to be very disappointed when we would actually see a house. After the first two months I pretty much gave up and stopped caring - it was not a good time for our relationship. We had many requirements and just could not find a house that satisfied them all.
Finally, we found The One!!! We went into multiple bid scenarios and actually won it on a second round although we had to waive not only the financing condition (which we were not worried about), but most importantly the home inspection condition. We are still concerned about it and we realize that we may have to spend more money fixing problems, but we really hope that there are none major. The house looked very well taken care of.
I'm still in a daze and haze. I don't feel excited yet, I feel anxious as we now have to sell both our places and do many more things before the wedding. Still, I'm happy :)
