Good luck! We've been in the same boat. For us, the third time was the charm, and the second time the sellers were totally insane. But it's totally worth it when the contract gets ratified. Keep us posted!
So the one brother is out of town, but they are working to get power of attorney signed to the other brother by the end of the week, so he doesn't need to sign things, but can just discuss over the phone. I hope they do it, since it might mean we'll know before the weekend, and will make the rest of the process easier.
The realtor told us last night that since he wouldn't accept any other offers while hubs and I are negotiating with the sellers!
Sounds like this one is a lot better and well suited for you guys than the first!! Keeping fingers crossed, everything goes well for you!!
Good Luck! Its the best feeling to have your own home. I am no Martha Stewart when it comes to decorating, but so far I think our home looks amazing, if I do say so myself. It has come together nicely.

The sellers made a counter offer to our original offer, as we expected, and we accepted! We have to sign still, but we are under contract now!!!
I was literally jumping up and down with excitement at work after I got the call. We are so ready to be out of our apartment and I amd definitely ready to cut my commute nearly in half! The next few weeks will be a huge learning process for hubs and I, but so far I think I have things under control.

That's great! Here are the things I've learned so far from our closing process. (We haven't actually closed yet, just waiting for the $ from the bank now.) First talk to your realtor, because ours is steering the process for us. I know some other bees are using settlement attorneys, which I would imagine are different.

So we made an offer on a house last week, but the owners were unrealistic, and refused to budge. We couldn't afford the repairs and the payment, so we walked. LIterally the next day, DH's dad sees a house and urges us to call. We did, saw it Sunday, went back tonight with DH's parents, and then put an offer in! We put in under the asking price, but are prepared to pay asking price if it comes to that! It is a really well built home, with only one owner. We love it, and there's room to add on if our family outgrows the 2 bedrooms! We are SO excited!!!
We won't hear until Sunday, since the sellers (the sons of the owner who passed away this winter) are out of town until Saturday morning. But we are planning to have an agreement by Monday!!!
I'm so not a decorator but I can't wait to start making it our home.
