Good luck!  We’ve been in the same boat.  For us, the third time was the charm, and the second time the sellers were totally insane.  But it’s totally worth it when the contract gets ratified.  Keep us posted!

Good Luck! Its the best feeling to have your own home. I am no Martha Stewart when it comes to decorating, but so far I think our home looks amazing, if I do say so myself. It has come together nicely.

That’s great!  Here are the things I’ve learned so far from our closing process.  (We haven’t actually closed yet, just waiting for the $ from the bank now.)  First talk to your realtor, because ours is steering the process for us.  I know some other bees are using settlement attorneys, which I would imagine are different.

  • Have your realtor recommend the best home inspector they know.  Both of you should be there and you should take lots of notes.  I also brought my camera to take photos anything that I thought we might want to reference.
  • Call the bank.  Run any different scenarios that you think might work.  We realized a couple of weeks into our contract that if we held off on installing a central air conditioner, we could put down 20%, which makes a huge difference in our mortgage payments.  Start gathering all the documents they need and send them right away.
  • Start thinking about what all you’ll need to do to get out of your current place–sending your notice at least 30 days out, etc.

Good luck!
