I keep joking with DH that I’m more exciting about closing on our house than I EVER was about getting married. It makes us feel like REAL adults! Haha.
So we had looked at a few houses and even made an offer on 1 before this house, but it fell through due to seller’s house falling through. Finally, we found OUR house, after lowering our budget substantially when we decided we really don’t want to put more than 15% take home into our mortgage. We were starting to think we wouldn’t find anything decent in our price range ($175k or less). Then we found OUR HOUSE. I knew the minute we walked inside this was OUR house. It had everything I wanted (and things I didn’t even know I wanted!). I thought it had to be a short sale or foreclosure because it was listed at $155,000, which seemed way low. But no, it was not. We put an offer in 2 days after it went on the market, and offered full asking price, with sellers paying $1000 in closing costs. They accepted that evening, and we set for a 30-day close. 27 days later, we’re almost there! I keep worrying that a last minute problem will come up, but nothing major has! I did have one old utilities account from 2009 that randomly went into collections last week. I basically had a panic attack, because I had never heard of this debt. It was for $22.00. It turns out my roommate at the time had set the forwarding address to HER new address… long story short, I paid the $22.00 and it’s not an issue for the lender, THANK GOD.

It’s 1600 sq. ft, with a full unfinished basement, so if we finish, we could extend up to 2000 sq feet. 3 bedrooms, 2.5 bath, Granite countertops, custom wood cabinents, cherry wood floors, back deck, yard, kitchen pantry, recessed sink, amazing vaulted closets that are big enough to fit a queen sized bed, hallway linen closet, bedroom-floor laundry, etc.
All we have to do is fence in the yard, and I want tile in the bathrooms, so we’ll do that at some point. I just couldn’t believe we got this for the price we did! Inspections came back clean, minus a few issues (radon, potential termites – although no damage, and a gas leak in the furnace). Seller fixed all inspection issues.
