Which apartment, please, please, help me choose!

    So we're supposed to sign a lease on Thursday.

    His company today, announces that they've made a deal with a property, and are able to offer corporate discounts.

    I need advice about which property to choose!  And fast!  keep in mind, we've never seen either one, nor will we be able to.  They are equidistant from his office.

    (1) A two bedroom at a community that is "nice enough."  Has a washer and dryer.  Is 955 square feet.  Pools, and a gym, and all that stuff.  $795.00 a month (that's including their pet rent)

    (2) A one bedroom at the community they made a deal with.  Property is very very nice.  850 square feet.  Also has pools and a gym, no washer and dryer.  750.00 a month.  Oh yeah, and they have an onsite dog park.

    It's just us, the cat and the dog, most of the time.  Sometimes we have his teenaged son, but we won't have visitors that frequently, and we could make do with a pullout couch when we did.  So we don't *need* the extra space, though it would be nice to have.  the manager that saw both properties said that this #2 was much nicer, and obviously, the price difference is nominal.

    So help!  The extra space, or the nicer property?

    I'd give anything for a washer and dryer in the unit . . . I hate hate hate not being able to do laundry whenever I like plus having to pay for it PLUS dealing with people possibly stealing it if I walk away to get a soda from the shop next door! Plus the extra room is always nice we are so cramped in our 2 bedroom as it is and it's just us and the dog.

    Thats a hard one! Especially with not seeing them. I guess I would go with the nicer one. The price isn't MUCH different, but it does make a difference, and having a dog park right there for your dog is nice. And if its VERY VERY nice, then I think it would be worth it to have to buy your own washer and dryer. Does it have hookups? If not, then I would change my mind! I couldn't live somewhere with no washer or dryer! They get expensive and a pain in the butt to have to haul your laundry someplace.

    Two bedroom and washer/dryer! Now that I have an in-unit w/d, I could never go back. Plus, we like having the extra bedroom for when company comes.

    I was totally with the newer property until you said no washer/dryer. I hated my life when I didn't have them. true story.

    I am all about the washer/dryer and the second bedroom is a must, you may not think you will use it but it makes such a huge difference.

    A washer and dryer will save your marriage- plus it's nice for the step-son to have his own space- from a stepdaughter's standpoint- it was bad enough to switch homes every other week- it was easier with at least my own room.

    Uh...I just talked to them and they said that information is old.  All properties now DO have a washer and dryer.  Does this shift the balance?

    I'd be afraid the step-son would resent having to sleep on a couch when he visits his dad.  I voted two bedroom.

    Now that they BOTH have washer/dryers, I would so pick #2! Nicer + dog park, all the way!

    Washer and dryer and more space.  Your dog will have more room in that apartment as well.

    I don't have a washer or dryer in my apartment and we're on the second floor, I have to carry my heavy laundry down stairs across the parking lot and then down to the basement of that building...no elevators b/c I live in a jenk complex.  Most of the time the washer and dryers are filthy with pet hair or mold, I would kill for a washer/dryer. :(

    EDIT: I see now that they have a washer and dryer in the second apartment.  How much do you like inviting out of town guests?  If you like it a lot go with the 2 br but if have a fold out couch or futon, and don't usually have oot guests then the 1 br!

    Washer and Dryer and more space!!  It is nice to have an extra bedroom to do your own thing, or for guests.  Like @beekiss2 said- with pets, laundry is awesome to have on hand.  However, the dog park would be nice, depending on how much energy your dog has- we have one where we live and it is awesome because my dogs are wired- they go out there and run laps- but they are abnormally wired.

    Now that both have w/d I vote 1 bedroom. I think that living in a nice place with a dog park will really improve your quality of life.

    Pick the one w/ the washer & dryer in the unit!  For a few more extra bucks, you can save time (read a magazine while doing laundry at home vs lugging all your laundry in the car to go to a laundry place).  If a few extra $ = convenience, it's worth it.  Good luck!

    Even though the one bedroom has the washer and dryer I'd still go with the 2 bedroom. You have a stepson and I think it's kind of important to make sure he feels like he's actually part of your family and not just someone staying on the couch. I could see that causing a lot of problems between all of you and a lot of resentment he could have toward you and his father. He should weigh heavily in your decision, personally if it were me I'd be consulting him as well.

    I would say one with a second bedroom to use as a guest room so his son always feels welcome and like he has a place to stay when he comes over.  Or you could have an office.  That's just me though; I can't wait til we can get an extra bedroom! :)  They are both a lot of square footage for the price, so if you like the 1br I would just go for it!

    Definitely two bedroom. More space, plus more CLOSET space. We have a second bedroom now and the second closet is full of his drums, so we no longer need a storage locker. Plus, the second bedroom would be nice for the stepson and privacy for your guests.

    WASHER AND DRYER! OMG, I am getting one in August, finally, and I am counting down the days! It is SUCH a pain not to have one!

    ETA: Just saw that you said they all have W&D. If it were me, I'd still go with the 2 bedroom, just because it would be REALLY nice to have the extra space! (That's another thing we're getting in August - a second bedroom! Can't wait!)

    I think that the no w&d swayed everyone to vote for the 1st one. But since they both have w&d, I'd go with the 2nd. You'll have a dog park, that's a great place to make friends. Plus if you're tired from work, you can just take the dog to the dog park that's right there & not worry about leashes. Its a nicer place & like you said, you don't really need to have people stay over. The couch is fine for someone to stay.

    How often is the son there? If its pretty often, the 2 bedroom may be better for him visiting. If its pretty rare that he sleeps over, than the couch would be fine for someone to stay.

    Can you google the addresses??

    Since they both have w/d I would go with the second one.  From your other posts your pup needs some room to run!  It sounds like its a very pet friendly neighborhood. 

    Its hard to look at just the sq ft numbers but if you can look at the layouts that can really help.  Our last apartment was only 750 sq ft but it had an awesome layout with LOTS of walk in closet space (2 in the master and 1 in the living room). 

    Is there a way they can send you the floorplans of both?  It might help make your decision. 

    Also, what about other security deposits, cleaning fees, etc?  Those can add up to lots of $$$ so that may sway your decision too.

    We went from a one bedroom to a two bedroom and LOVE the extra space.  So I voted for 2.

    I'd consider the step-son and go with the 2 bedroom - sleeping on the couch might not make him feel like he belongs...

    Definitely #1. Even though the other place might be 'nicer' you'll appreciate the extra room, and your stepson will probably feel more at home with his own room (even if he has to share it with your office space/desk) rather then being stuck on a fold-out couch. Kids need some space and privacy of their own just like we do. :)

    Could you go to googlemaps, type in the addresses and browse the area a little. Might even be able to take a sneakpeak using the street view!

    Apartments/houses without a washer and dryer are a no-go for me. I had to use a laundromat for one summer and there are few things that I've hated more.

    I think extra space and the w/d makes the first one "nicer" than the second, as long as it's in a good neighborhood.

    The extra space will come in handy, and the plus, which is a major one is the washer and dryer.  We're looking to move soon, and anything that I see with a washer and dryer IN the unit, is def a must see for me.
