A 3 bedroom is almost always more desireable than just a 2 bedroom.

Laurenplusalex:  Depends on how many people live in your household. Obviously you need more bedrooms if you have multiple kids. Personally I’m a bathroom person. One of my goals in life is to have my own shower.

Definitely 2 bathrooms. I grew up in a 3 bedroom 1.5 bathroom house, and it was already getting bad by the time we moved when I was 13 (there were four of us, I have a younger brother). I can’t even imagine what it would be like if we had stayed there, there would’ve been humongous fights over shower time.

I wouldn’t choose either. But we have a 3 bedroom/2 bathroom now with just the two of us (and one on the way) and our pets (1 large dog 2 cats), and this house is already feeling small (sq. footage wise it is on the smaller side), so I’m a bit biased.

We are on a 5-ish year plan with this house (DH has lived here for almost 10 years already). I would ideally like to move to either a bigger 3/2 house or a 4 or 5/2.5, since we would ideally like to have 2 or 3 kids and we have guests often so a dedicated guest room/office is important to us.

I’d pick the 2 bed/2 bath. We aren’t having kids so bedrooms isn’t a issue but an extra bathroom would be really useful since we always decide we want to use the bathroom to get ready or shower at the same time and someone always ends up waiting awkwardly.

I would choose 3 bedrooms. We never shower at the same time anyways so I don’t see a need for two showers.

3 bedrooms. We plan on having at least 2 kids, so 3+ bedrooms is ideal for us.

I wouldn’t want guests or kids to share my master bathroom (its my escape room, sanctuary!), so 2 full baths was nonnegotiable for me. 2 bedrooms is a tad small for our needs, but it could still work and is better than sharing the shower.

I’d go for the 3/1.5.  Yeah, having 2 full bathrooms is nice, but at least where we are in life, we need that 3rd bedroom – we have to have a home office, and we plan on having kids.  We’re actually moving next month from a 2 bedroom 1 bath apartment to a 3/2.5 townhouse.  SO EXCITED. (sharing one toilet is our own personal hell).

Two bathrooms, definitely. It’s nice to have our own private bathroom when guests come around. We’re lucky to have the best of both worlds though — three bedrooms, two bathrooms.

Laurenplusalex:  It depends on how many people live in the house and what your specific needs are. Is this a forever home or will you only be staying for a few years? Also, are there any additional possible multi-use spaces, such as a finished basement or a bonus room? Is there space to expand and add a full bath to the 3 bedroom home?

2 bedrooms could work for FI and I now because it’s just us but we plan to have children so it wouldn’t work permanently. Also, I have hobbies that really benefit from a private, dedicated space. If the 3 bedroom were big enough to reno and add a full bath I would pick that one.

They’re comparable in size like say they’re both 2,000 sq feet including the bedrooms or not including bedrooms? If they’re the same size counting bedrooms then would the three bedroom look smaller? Or am I just over thinking this? Lol I go for two bedrooms anyway.
