Why aren't we hearing back? (help speculate please!)

    I'm going crazy ladies.. we made an offer on a home last Wednesday and still haven't heard a yes or no. I need help speculating about what's going on because I can't focus on anything else!

    Here is some background: We made the offer Wed afternoon and Wed night the sellers attorney asked permission to speak to my mortgage broker which I granted. Then nothing back Thursday, Friday and finally on Saturday the sellers broker said our offer wasn't adequate as it stood, they wanted me to remove the contingency, which I did (because I know I qualify 10X over for the mortgage and already have commitment from a bank).

    So we don't hear anything after that until Sunday right before the superbowl. The sellers broker asked us to come view the apartment again first thing Monday am to make SURE we were interested in the property, since we had only seen it once. Okay, we agreed to it and 7:30am Monday we viewed it again. During the viewing we were told there would be a meeting that afternoon (yesterday) with the seller, sellers attorney, sellers broker and coop board to review the three bids (ours being one of them). I was under the impression we would hear back right after that meeting, but nothing.

    Now I'm worried that maybe we didn't get it, but they won't tell us that until the contract is signed by both parties. Is that a legitimate outcome? Is that common? I mean, if we got it they would have been all over us to tell us right? What do you all think is going on??

    Was their anything in your offer that told them when they had to respond by? When we made an offer we gave them 48  hours to respond. I'm not familiar with coop boards though, so it could be totally different.

    @Bostongrl25: No there wasn't. It's actually an estate sale, so 48 hours would be unreasonable since it isn't as easy as the seller deciding yes or no, a lot of people need to be consulted. Which has been happening for almost a week now!!

    Craziness!  I'm afraid I can't even speculate!  That's kind of odd they had you come view it again to make sure you wanted it.  A formal offer says you do!  I hope you get some good news soon!

    UGH...I hate the waiting game.  My guess is that since it's an estate sale it's taking longer than a usual resale.  Does your real estate agent have any updates for you?

    @caitlanc: Thanks for trying to speculate though!! Well the reason they had us come look at it again is because one of the bidders backed out on Saturday after seeing it for the 4th time. So they wanted to make 100% sure we wouldn't pull back after discovering something at a second viewing. And offers are verbal in NYC, so until the contract is signed we can back out for any reason.

    @OfficeBride: Our agent followed up this morning and hasn't heard anything, like no response. But she's been good about keeping us updated, even if there is no update.

    We are thinking at this point that we didn't get it. I mean it is taking longer b/c it's an estate sale, but if we were the winning bid I think they would be all over us right now :(

    Update: Just heard from my broker that the seller still has not made up her mind, but will do so today.. Wish me luck!!!!

    What do you mean the seller hasn't made up her mind? Does she want to sell it or not? Are you offering significantly under asking price? How odd.

    Oh wow thanks for all your comments everyone!! I still haven't heard back and I don't know for sure when we will, but REALLY hoping it's today.

    @smyley: I'm pretty sure the seller (executrix of the estate) DOES want to sell, but she is very hesitant to enter into contract since it has fallen through 3 times already with previous buyers losing jobs, changing their minds, etc. So this time she's really scrutinizing everyones financial situation. As far as I know price isn't the issue, they haven't asked us to come up at all and seemed pleased with the offer, from what I heard. And no, we didn't offer significantly under asking - we felt the unit was adequately priced so there wasn't much leeway.

    @ktisthatbees: It's killing me too!! I can't even call DH anymore because his hopes go WAY up when he sees my #. Then I talk about how I'm upset my friends invited him to dinner and he's like "THAT's what you called to say??"

    @moderndaisy:  Don't worry that's the word : )  I work with estates a lot and any time I have to say/write executrix it makes me think "dominatrix".  Weird, I know.

    We are already starting on the rest of the process, I want to get the contract signed right away! Of course it will be a long process with all the things we need to do but I feel like the hardest part is over!!!!

    CONGRATS!  What a victory!  We just bought our place and the relief was tremendous...so I can only imagine yours; they really put you through the wringer, huh?
