I’ve been discouraged many times! We have been looking for almost 2 years!!! I know the problem is that I am really picky and we don’t have a huge budget (because I don’t have a full time job, thanks economy)

Every time we find a house we like we hit a road block like mold throughout the whole house (aka every wall will need to be ripped out) or at the highest part of our budget and getting outbid. 

But we are still looking… just keep at it!

Me me me!!!  Fiance and I are planning on buying a place together right before we get married.  We’ve been casually looking for awhile now – and I keep on falling in love with places!  It’s hard because it’s ‘too soon’ for us to buy still.  It’s also scary, since its going to be a big move for us – both leaving home, moving from the suburbs to the city, moving from big houses to a tiny condo, going from having no debt to having a $500K condo…. SCARY

I hope it works out for the place you’re bidding on ๐Ÿ™‚

Wow, I was fustrated looking just from April through July and starting to wonder if I’d *ever* find anything.   It was even worse when we found a place we liked, but weren’t totally set on, but we were going to go for it cause it was a great house for the price and waaay better than anything we’d seen.  We were going to make an offer on it, the found out they just accepted an offer the night before. Fast forward just one week, we saw something we LOVED one night after work and was going to make an offer the next morning, but was devastated to find out they accepted an offer the night before.  The house hunting had gotten to such a low I was ready to just hide and cry in a corner.  Nothing new was coming on the market, then finally 2 weeeks later we went to see a house we’d been ignoring cause it was on the higher end of our range, loved it, made an offer right away.  The first two misses were meant to be, this house is so much better!  A month later, we closed and all the house hunting stress was over!

I kind of low balled it, but at the end, just do the math, what’s low balling come out to per month, and is it worth losing a house you really want for a few bucks.  As long as they dont have any other offers though, you’re free to make a new one if they reject it, so theres no harm in trying to low ball.

This is just the first round of negotiations too!  There will probably be more after the inspection.  There’s usually something that comes up at inspection time that you can ask for a further price reduction for.

Oh my gosh – 1 week ago I posted in here, and now I HAVE a place!!!  I think I lucked out if all the anxiety is stressing you out – the whole thing went down (from seeing the place at an open house,, getting mortgage approval, finding a real estate agent, making an offer, getting a counter, countering back, and getting an acceptance) happened within 72 hours!

Good luck with your counter!  I hope some of my good luck with the seller coming way down in price wears off on you!!

I’m dying for an update as well ๐Ÿ™‚

Our first place fell through after the inspection ๐Ÿ™ (Well I should say that we backed out).  We have an accepted offer on a new place though – so now we’re just hoping it works out this time ๐Ÿ™‚
