(Closed) Buying a house on my own ? :(

My husband and I had to do this also. He was self-employed when we bought our house but I was able to qualify on my own so we went this route, but we had the house picked out already so we weren’t buying something we didn’t want.

If you find a house you both like, that you can buy on your own, I would say why not?

it’s a good idea instead of waiting to buy.

keep in mind if your name alone is on the house deed and the mortgage, legally you alone will be responsible for it.  have you considered a legal document stating the terms should anything happen.  you may want to consult a lawyer for this.

I might be wrong- but I think all the means is that only your income can count toward figuring out what you are qualified to spend on a house.  When you actually decide to buy a home you can still put your husband’s name on the deed.  Good luck with house hunting!

I think anything acquired during the marriage he could fight for.

@catracha:  i agree with making sure that you are protected should anything happen.  if only your name is on the mortgage, put only your name on the title.  otherwise, if you ever did split up, you would be financially responsible for his half of the house.

If you’re married and then purchase the home and put it only in your name, I’d think he’d still have a right to something with the house because it was acquired during the marriage. At least that’s what I heard.

Beware. If you two split after buying the house, YOU are on the hook for the entire mortgage. That may be fine if your husband’s income is just extra, but can you afford to live in the house if he’s not there, providing money on top of your income?

@mypinkshoes:  I agree.  I would only have the home in my name if the mortgage is in my name to be super safe.

My husband and I did this.  But my husband has rights to the house because we we acquired the house during our marriage and Texas is a community property state.
