Sewell Belmont house is lovely. I’ve been to a wedding there that was tented and it was really nice. I think you can bring in an outside caterer.

What about St. Francis Hall?  It’s at the Franciscan Monastery in Brookland which has absolutely beautiful grounds where you can take photos.  The rates are far more reasonable and it looks pretty nice: http://www.stfrancishall.com/  

Plus there’s plenty of parking so you wouldn’t have to deal with the same kind of drama that you would in downtown DC.

I don’t know if you are still looking but if so, look at The Carlyle Club in Alexandria. We are getting married there in May. So far they have been wonderful!

@HoyaTerpDC have you checked out Glen Echo Park? Adorable and very reasonably priced. And, no tent necessary!
