So exciting!  Fiance and I are just going through our first home purchase, too…it’s incredibly stressful but so exciting, too. I have to keep believing that everything happens for the best/for a reason or I’ll go craaaazy.

Congratulations! That is absolutely wonderful. Don’t worry about the vanity or the kitchen. It will all come together. Just be happy with your new house and new husband. The house will be fine. House renovation projects can be fun. And, now you don’t have to settle for someone else’s dream kitchen… You can design yours.

Congrats! At least you’ll be able to pick out exactly what you like in the Kitchen.  And microwaves are amazing cooking tools until everything is in!

I hate to be a downer here, but did you talk to your lender about the kitchen?  Depending on the type of loan, (I can only talk about the US, btw), the lender may require that the kitchen be functional before they will loan on it.

That is something you can ask the seller to take care of, since any buyer will run into the same problem.  The appraiser is going to have to tell the lender about the state of the kitchen.

FHA is the most strict, usually.

I think it’s wise to be prepared for having to do more negotiating around the kitchen issues.  What is fine with you may not work for the lender.  There are loans, tho that are specifically for purchase plus rehab, so it’s important that you are working with a good lender.

Your dad is probably well aware of how it works, then.  Please do post how it all works out with the lender, I would be interested to see how a conventional lender handles this.

@sassy411:From what I understand, when going with an FHA loan, they only require that the kitchen have a functioning cooktop.  That’s what i remember our realtor telling us.
