I would recommend using an agent.  Selling your home isn’t something to mess around with.  There is a reason that folks make commission on this job – leave it to a professional who knows your state laws and don’t take chances!  Just my opinion.

You should take a look at Young House Love, they sold their house in no time by themselves and they had no experience.  They went into some good detail about the whole process. Just a thought.

@kmarie719:  yes their site is the best/worst site.  I get sucked in looking at things and forget about other things I’m supposed to be doing!

@kmarie719:  We sold our house without a realtor.  It was in the location and price range that is pretty high in demand in our area, and it was just before the tax credit thing for first time homebuyers expired, so that helped.  I think it’s a good idea IF:

– you have time to research the whole process really well and deal with the hassle

– if that time is less valuable to you than the 6% realtor fee (which was definitely the case for us)

– and if, from watching the market around you, you think that your house will sell relatively easily (based on location, price, condition, curb appeal, etc)

Also, I don’t know if you’ve heard of that program/book Freakonomics, but they did a very large study on sellers’ realtors and selling prices of houses.  They found that because a decent increase in selling price (say $10,000) only gets a realtor a little extra commission ($300) but increases the time/work the realtor needs to put into it, realtors often push clients to accept lower offers than realtors who are selling their own houses.  This is a good counterpoint to the argument you often hear that realtors can help you get the best price, etc etc…
