For us the swing is a life saver, our newborn loves his. I think the high chair you can hold off on for awhile, as a newborn really isnt going to be sitting in it anytime soon anyways.
but i think your going to get a variety of answers when it comes to a swing or a rock n play, some kids love or hate one or the other. My idea is to shop around for a swing through craigslist or facebook sellers, dont buy brand new. We got ours through a woman through facebook. Saved a lot of money that way.

I used the rock n play a lot for naps. In hindsight I should have tried letting her sleep in there at night too, because she slept like crap lol.
We had the mamaroo swing and she wasn’t super fond of it. She did like the regular swing at daycare though. Not sure if it was a “must have” but some babies really love swings.
I kept our bouncy seat in the bathroom so I could take a shower and keep her happy.
We have the Stokke Trip Trapp high chair and IMO it’s worth every penny. Our daughter is 3.5 now and still using it. It pulls up to the table like a regular chair. We also used one of those plastic seats that just strap onto an existing chair, which worked fine.
