Do you have any first time home buyer classes in your area? We took one last year and it was SOOOO helpful for us. It was a 2 day class and we went through every single step of the process. A real estate lawyer taught the class and we had a realtor, bank, mortgage professional, home inspector, etc. come in and explain everything that you will/could run into. It was extremely helpful.

That is really cool there was a class for it.  I wish we could have taken one! 

We did get a buyers agent, typically here in FL, the sellers have listed the house with their selling agent and agreed that whatever percent of the sales price will be their commission (usually around 4-6% I think).  If you come to them with a buyers agent, the buyers agent and the sellers agent now split that 4-6% commission.  Obviously they still make money. 

Sometimes if you are an experienced buyer you can not have a buyers agent and negotiate with the sellers agent to represent both of you and have their fees taken down to say 2-3%.
