justelope:  I dont know about CA, but in Northern VA we got a price quote to rebuild the chimney from the roof line up and insert a new liner and it was $6000. I’m sure rebuilding a whole chimney and redoing the foundation will be very expensive.

Get a quote and go back to the sellers and ask for them 1) to repair it 2) give you the money to pay for it it or 3) lower the selling price by that much.

We walked away from a house after the inspection because of a bad foundation. The job was $50k and the seller refused to believe there was a problem. try for a seller’s concession for them to fit part or all of the quote. I live in the northeast where the basement foundations can be quite old though, so in Cali it might be very different.
