This is kind of my wheelhouse, as my SO is a contractor, and I do Interior Design as a second source of income. IF it were me, I’d leave the laundry area, make it a bit smaller, and turn the remaining area into a guest suite with a 3/4 bath. I’d find it a bit odd(especially if you eventually plan to sell) to have a master off the kitchen. I’d have two doors into the bath, and angle the doorway into the bedroom. I don’t have a plan that I can edit to show you what I mean, so I hope I’m being somewhat clear. Instead I’d combine two of the bedrooms at the other side to create the suite. I’m not sure of what kind of square footage you have, but you’d still have a 3 bed 2 bath, as is pretty standard with this type of layout. My two cents, but in the end, you’re the one who has to live there, so go with what works best for your family.

I guess it depends how crucial the en suite bathroom is. If you use the two rooms at the front of the house, I’d close the doorway from the second bedroom and try to use the wall to hallway to make a walk in( again, not knowing how many Sq feet there are makes it hard). And if you use the two rooms at the end of the hall, close in the door on the room in the rear, and use that wall to close in a closet, and maybe make that corner a sitting area or something. This is all of course assuming that you wouldn’t be adding a third bathroom if you went that route. If you built the 3/4 bath onto the guest suite with two doors(I’d recommend pocket doors to maximize space) then your guests could use that bathroom and you’d still have a private bath.

Another idea to consider: I know we all want a walk in, but the windows make it tricky. If you use the front two rooms, you could have more of an open air type closet, put another closet on the hallway wall, so you could have a type of his and hers closet. Using bifold or sliding door(the mirrored ones would look awesome!) And turn that area into a dressing/sitting area. Even though it’s not technically a walkin , there’s so many space saving ways to maximize space with closet organization.

Just something to consider- sorry, this just sends my mind into a creative scurry trying to solve the problem, lol.
