20 hours for us, but we were expecting to counteroffer, and we just got lucky.

It took us about 4 hours with a few counter offers. The sellers were very motivated, though, so I think that helped speed things up quite a bit.

I think it was like 7 hours or something like that. We gave them 1 day to respond.

Good Luck!

  • We made an offer for $30,000 under asking on Tuesday at 8:30 am
  • Heard back from the seller at 5pm with a counter offer for $10,000 under
  • We countered back at $$20,000 under asking at 9pm
  • On Wednesday they countered back at $15,000 under asking and we accepted about 24 hrs after our first offer.

We did have to wait until Friday to finalize the contract because on Wednesday everyone was traveling for Thanksgiving.

Less than 24 hours. But the market here is insane – 5-10+ offers on each property. Thiings move very quickly!

Oh and we gave 72 hours to respond – dont want to give them time to negotiatew with backup offers behind your back. We heard back within 24 hrs each time, though!

A couple of hours.  Our house went up on the market on Wednesday or Thursday.  I went to see it the next day (Hubby was out of town at the time).  We put an offer in on Sunday, and the offer was accepted within hours.  Our house was priced right and the owners just wanted it gone 😉

We submitted our offer at noon.

They countered within 4 hours.

We accepted within 3 hours of that.

We had a ratified contract by 7:30PM.

It was craaaaaaazy!
