    Both times that we got to the appraisal stage it took 4-5 days for us to receive the results.

    Edit: If I were you, I’d be calling the loan officer’s manager. Time to start going up the chain of command to get the necessary results.

    Do you know what company is doing the appraisal? Might be time to raise hell with them as well!

    If there was a rush put on it, I would expect the wait to be anywhere from 3-5 days, but ours took over a week (and wasn’t really frusterating because we live in a city where the housing market is insane).

    If it is taking them 3 days to get back to you, I think it is time to lay the law down with these people. They sound pretty lazy.

    Well we wound up walking on a home due to the appraisal,  but in total it took 3 weeks.

    @NurseMandie:  Yeah, our agent had to call, as well. We were on a rushed timeline, and the first appraiser didn’t report back after looking at the property (“death in the family”), and the second one didn’t get dispashed very fast because their national office was closed due to snow storms (even though we are in the San Fran area). *cough* bullshit *cough*.

    The sellers were FREAKING out and demanding that we lift the appraisal contingency without us having the results back or we lose the house. It was tense. Luckily, their agent walked them back from the ledge, or else the deal would have unraveled. Our agent was able to get a verbal quote from the appraiser about the value, which was enough to get them to calm the eff down.

    @NurseMandie:  We just made an offer on a house last Monday and the whole process is already driving me bonkers. Hang in there, you’re almost there!!!
