And what city do you live in? Thanks, I have this same exact question! We are deciding between refinishing and replacing at the current moment.

we did it ourselves, and it was the price to rent a sander + stain and sealer for your square footage (and brushes, etc). living in Oklahoma with a small house, i don’t think my comparison would be accurate for yours, so i suggest you use that “formula” and price hunt your area.

Cost me 1500 Dollars for a 1583sq foot house. That did not include the 230ish for supplies. I live in CALI so i know prices tend to be a bit higher

Ooo I am interested in this too. We have original hardwoods in a few of our rooms-from 1940s! They are surprisingly in good condition but definetly need to be brought back to life.

We spent $500 on the living room and our bedroom. I would say that’s about 500 sq ft.

@Bostongrl25: that’s what mine was like! from the 1920s, i think? crazy cat lady lived in the house prior to us so when we sanded the floors, we were dry heaving because the cat piss smell was just TERRIBLE. omg… barf. never again.

@DL1818: Lowes? Home Depot? any home improvement store will have stain. get the color you want the floors to be! that’s the easy part. you can always get the little cans and test it out on some scrap wood.

To do it yourself is a TON of work. I know. We did it. The sanders you have to use are huge and unweildy and are difficult to manage and get the right pressure on the wood. If done wrong or even if you lose your grip for a few seconds, the wood will gouge. If there are any areas you need to get under (radiators) and lots of corners, they require the use of different kinds of sanders. Then staining and applying several coats of poly and sanding in between, plus buying all the sandpapers with different grits, tools to apply and materials~it’s really a job best left to the pros.

One room, professionally refinished cost us $1000. I’m in NJ.

@DL1818: No actually ours are par cay from 1951 and have never been refinished. So we need to do something before moving in, we are deciding between refinishing with a medium stain (they are light right now) or just replacing with all new floors. Our budget it kind of tight right now though and we haven’t even paid for closing costs which will be probably 50% of our cash savings, so I’m trying to get a sense of how much it actually ends up costing.

Our house is 1500 sq feet (minus a little for the bathrooms). It cost us $1,200 to have them refinished.
