I agree with it being a buyers market, but make sure you check out your area. Where I am, if you don’t offer asking price (often higher) on certain price ranges, you won’t  get the house. We lost out twice because of this. Third offer was asking + some closing and we got it.

Make sure you look at compariables ๐Ÿ™‚

Definitely check out the comparables! And be mindful of your budget. Know where your bottom line is and stick to it! Congrats!!

Check the comps, be set on the amount that you want to pay at most, don’t tell the agent unless they are a buyer’s agent (they aren’t necessarily a buyer’s agent just because they are representing you, they may still be a seller’s agent), and be prepared to walk away if the price isn’t right.  There will be other homes.

Congrats on finding a home!! 

I just went through the offer process, and it’s stressful.  My advice, would be to make sure you communicate with your Fiance exactly how much you want to offer, what your ceiling is, and if both of you are prepared to walk if the seller doesn’t budge.  Talking through different scenarios with my Fiance before walking into our Agent’s office really made us a cohesive unit and I think that made us stronger.

We are doing that right now! We put in a counter today and are waiting. Things aren’t looking too great though since there are 6 other offers – 2 cash offers. Eek! But we had to try. I don’t think there’s such thing as a buyer’s market here in LA. Boo.

Anyway, my advice is make an honest budget of how much you are spending and how much you can afford. Figure out what your tip top budget is and work from there. Also, don’t put your heart and soul into the place before it’s yours. I won’t say congrats yet… but good luck! And I hope it works out! ๐Ÿ™‚
