Wooden floors sounds lovely and incredible, and it will increase the worth of your house…i think. 🙂  Your husband is like my husband though, he’s all about the carpet.

I don’t think I would ever voluntarily install carpet if hardwood is an option! Definitely polish the wood flooring. As for which rug, I can’t really make that call without seeing the rug and furniture.

Definitely polish the floors!  In my old house, we refinished some of the floors, some we just had to polish. I love it! Sometimes I’d use an area rug, other times I didn’t.  Mostly I changed the rug seasonally…a rug in the fall and winter to cozy it up, and no rug in the spring and summer to make it feel cooler.

An added bonus is finishing to floors adds more value than carpet.  I can’t wait until I can convince DH to pull up all the carpet and linoleum in our house, because we have hardwood floors throughout that are just begging to be refinished and showed off!

I know that people are going to overwhelmingly say wood floors and rug, but please, please remember that hardwood floors need a LOT of care and upkeep to keep them looking good. They’re easily scratched and rubbed down, and will need to be sanded down and refinished–NOT just polished. You’re also going to have to find out if the carpet is put down with tack strip (thin strips of wood with nails in both sides, this will be only around the edges and easiest to deal with) or glue (this is going to take a LOT of work to pull up and remove).

Always always 1000000x hardwood with area rug!  I’m not a fan of wall to wall at all.  Hardwood does get scratched and what not, but thats why it has the protective layer of polyurethane, it maaay have to get refinished every decade or so imo.  The last owners of my house got it and refinished in 2005 and it’s a little scratched from normal wear and tear, and bit more now from my dog, but its not noticible unless you’re 2 feet from the floor looking for it.
