We furnished the bedrooms first because we didn’t want to do work that generated alot of dust and fumes (like closet renovation, painting) while we were living in there. Also didn’t want to do the furniture dance when installing a new carpet so put that down first before putting in the bedroom furniture. Very happy with our decision!

I’d look around at Craigslist and whatnot for cheap pieces to furnish the rooms you can’t afford to now, if it bothers you that they’ll be essentially empty. We rented a full house prior to buying one so thankfully we accumulated a lot of the things we’d need over time. But my grandparents are big thrifters and most of those pieces came from rummages and were refinished. For instance we got our dining table and chairs for $150, we refinished the table and reupholstered the seats of the chairs, maybe 200 all in we have a table set that looks like it was $1500 or more.

When we moved from an apartment to our house, this was our plan of action. It worked out really well for us and gave us time to figure out exactly what furniture/art/etc we wanted where.

Unless you are going to bring all your company downstairs, I would furnish the living room first. You already have something you can use for your more casual space downstairs.
