I would suggest asking people in your circle if they have an agent that they recommend. Having a buyer’s agent that you connect with can make a world of difference.

I would definitely recommend getting your own realtor and not using the seller’s.  They have the seller’s interest in mind. Look online for reviews of local realtors and find one with good buyer reviews (not just good seller reviews). 

My realtor was amazing when I purchased my home.  She recommended offering far less than I ever thought of and I got my home for a great price.  I would recommend her to everyone and will use her in the future when I go to sell my current home.  

I would also recommend getting a preapproval letter.  It makes your offer seem better to potential sellers.  Also, the bank will decide what they actually think you can afford compared to what you think you can.  It would be a bummer to put an offer in on a home just to be told that your loan can’t happen.

Why hasn’t she gotten comps together to come up with a reasonable offer? Her comps should match the home as much as possible.

Just closed on our house this past Thursday, I can say for a fact that having the right agent for you is essential. Really find someone who clicks with you and has your best interest. (We bonded with ours over hiking and our love of all things animals/nature lol) Also one that has lots of connections and can get inside info around the areas your interested in.

We went through roughly 5 agents till we found ours. We are in ny and the market is super aggressive here-everything going for over asking, multiple offers (we were in a pool of 16 other offers for the very first offer we ever put in-this was a year ago!) and going within days of listing. It is extremely stressful and the amount of time we spent looking was ridiculous…

If you feel pressured by this agent, I would keep looking. This is a big purchase and you need to feel comfortable and confident about what your getting into and who your getting into it with. Best of luck! Also get in that pre-approval and hopefully they let you lock your rate, ours didn’t until we were under contract but all lending institutions are different so just a heads up 🙂
