What does your lease say about unannounced inspections? If you signed something saying you agree to it then you might not have any choice. I think it might be illegal in some states, but I’m not 100% sure. You could talk to management and ask that they ensure you are home at the time of the inspection, or ask that whoever does the inspection is always accompanied by the property manager.

If your agreement says they can come in unannounced why did the landlord not come in and see the place for himself instead of taking pest controls word for it? Something seems fishy. I would maybe ask your landord or management if that note was leant for someone else or why they didn’t inspect the place themselves. I think you have a right to know what they found in your place to make it unsanitary.

First, read your lease.  Everywhere I’ve lived it clearly says that the landlord must give 24 hour notice before entering your unit.  But that just might be standard in my area.

Also, once you do that I would call and play dumb a bit with the landlord.  Say that you think the pest company might have gone to the wrong unit becuase they were supposed to be at yours on Friday and the notes they left don’t match the condition of your apartment.  Offer to let them come over now to inspect it for themselves to see that the notes from pest company were wrong and clear up the confusion.  If you’ve really nice about it they may see that the pest company is wrong and ripping them off.  If they stand firm and don’t offer to take a second look then it’s time to bring up the terms of your lease (assuming the lease talks about annouced visits).

In most places, it is illegal to enter a tenants apartment without 24 hr notice. So, the pest guy coming early would be a violation of that.

Honestly, I’d fight the inspections, both verbally and in writing.
