So for those of you who kindly offered me advise, I would like to share with you what i have done so far.
I have removed the playroom and put this back as a dining room which has freed up space in the living room.
I have removed the dark rug in the living room and added some cream cushions to make it appear a bit brighter. I have also added some extra lights. I have still got to find a rug large enough and within my budget to place on the floor and get a new coffee table (maybe oak)
The estate agents are going to come back and take new photos next week and we are planning an open house the following week.

ChocolateLime: It looks great. I honestly wouldn’t spend any money on an area rug that may not work in your new home. It looks bright and spacious as is.

It looks great! I agree, a nice area rug will pull the room togetger. Keep in mind, you don’t need to buy new. Check out Craigslist for one that’s in good condition. You can also rent one if you’re in a major metro area, they have rental stores just for house staging.

ChocolateLime: Did you have the blue before? I just remember black & red and I really love the blue, if it was there before I didn’t pick up on it! I love the change, while I liked the look before, it wasn’t something I would do. It looked to masculine/modern or something before whereas it still has a similar feel but much more something I could see myself in.

It looks awesome! I agree with Julies, I don’t think you need an area rug. It looks so bright and open like this, and you can see the floors really well. People can envision a rug if that’s what they would prefer.
Is that a cat scratching post by the couch? I’d stick that away when anyone comes over, as well as any other clutter you can possibly hide away.

Weird thing I learned from a professor during my undergrad stint. She told me her realtor had told her to hide all her books (both her husband and her are professors – so you can only imagine how many books they have). Apparently, people buying a house don’t trust homeowners with loads and loads of books! It’s a psychological thing.
